Property-Backed Bonds

Dover Wealth Financial Services is presently extending an opportunity for investors to participate in a property-backed bond that offers the additional benefit of being safeguarded by a Capital Protection Scheme, ensuring full protection of each investor's capital. The entry level for investors starts at £10,000, with a maximum limit of £10,000,000.

Investors are presented with a choice between two distinct bonds: a three-year and a five-year option.

The three-year bond provides a fixed annual return, commencing at 8.5% and escalating to 14.0% for investments exceeding £100,000. Additionally, this bond includes an early exit provision, allowing investors to exit prematurely once per year.

In contrast, the five-year bond offers superior returns, starting at 8.5% and rising to 9.0% for investments surpassing £100,000. Due to the higher coupon rate, the five-year bond does not offer an early exit option.

Both bonds feature a compound option, enabling interest deferral until the end of the term. This option yields greater returns for clients seeking capital growth. Furthermore, high net worth and sophisticated investors have the opportunity to attain an even better coupon by opting out of the protection provided by the Capital Protection Scheme.

The administration of this Asset-Backed Bond is overseen by the Dover Wealth Protected Property Fund, which utilizes bondholders' funds to enhance leverage for the fund's shareholders.

Security The Dover Wealth Property Bond offers dual layers of security. Firstly, the bond is backed by assets, granting investors a legal charge against the assets acquired by the Fund. Consequently, in the event of default, bondholder capital is repaid before shareholders. This process is supervised by an Independent Security Trustee.

Additionally, a Capital Protection Scheme provides an extra level of assurance. This policy commits to fully reimburse investors if the Fund's assets are insufficient to repay bondholders. The scheme is underwritten by a top-tier insurance company with a robust credit rating from major rating agencies.

All property acquisitions are managed by the Project Committee, comprising individuals with extensive experience in the property sector. They exclusively approve projects that meet stringent eligibility criteria. While this bond offers slightly higher returns for investors willing to forgo the capital protection insurance policy, only qualifying sophisticated investors have the option to opt out of this additional security. This offering is exclusively available to European Investors.
